Company was developed by licensed community managers, property managers
and building engineers; who better to develop the next generation in
Association Management Formats than the people that actually do the work
on a daily basis? Established in 1985 as a maintenance service company
in Virginia and relocating to Florida in 1999, we evolved into a
management services corporation after seeing the need to assist
Association or Common Interest Communities in effectively resolving
their issues.
Business Philosophy
Our
philosophy is simple in statement however very complex in initiating.
We work with the community for the betterment of the community, to
develop a lifestyle the community is entitled to, assist in being cost
effective, develop independent staffing arrangements so as to promote
effective site management, remove the obstacles in becoming self managed
to a point, (no Board can effectively cover the all areas we do, as
well as staying up to date with the annual changes in condo and HOA
statutes) and with our continued support as needed maintain a
harmonious, cost effective management style that delivers the lifestyle
the community is entitled to.
Mission/Vision To become the "Absolute" format in Association Management, hence the name "Absolute" Association Management. Where else can an Association specify the desired services from their management company? NO WHERE ELSE!
We seek to become the model all other companies base their operations on.
Unlike
many of the other companies we do not take our Managers or Head of
Maintenance should you elect to discontinue using our services, they are
not our staff, this provides the continuity your community must have
for effective management.
For
our Larger Associations we will conduct the search for "That" special
manager that will remain with your community for many years to come,
providing the historic knowledge so direly need by communities these
days. Coupled with the selection of a proper Building Engineer, we will
test and question skills and abilities claimed and verify s/he can
provide the services the community needs. We are there to assist the
Association, we have no mark up on staffing as the staff is yours not
ours.
If you elect to no longer utilize our services, your staff remains at no cost to you.
We
do not want to handle your funds, we are not CPA's which is who your
funds should be handled by: professionals within that industry. You
don't go to a car mechanic for a heart condition, why use a bookkeeper
for your community when for a pittance more you can have the
professional you need.
Would
you go to a friend or the guy on the corner for legal help, no of
course not ; we will help with the selection of legal counsel also if
desired, we can explain how to establish your legal counsel based on
your needs thus becoming very cost effective and receiving excellent
legal counseling. You may need more than one source of legal aid to
remain cost effective.
Leave
the rest to us, the routine tours of your community to reduce
liabilities, security enhancements, monitoring your contractors,
selection and validation of contractors and vendors and hundreds of
other issues faced by your community daily.
We deal exclusively with the community, the property, landscaping, amenities, operations, maintenance etc...
All issues found are brought to the Boards attention for resolution.

We do not manage individual units or rental units
