CSI vs. A Property Management Company:

 

No Long Term Contracts

Property Management Companies want contracts ranging from 1 to 5 years

We do not have a 30 day clause in our agreement “to remedy” to force you to keep our services

If you no longer desire our services pay us up to date and have a nice day, if you change

 your mind you know how to contact us.

 

No 30% To 35% Pass Thru Costs

NO add on’s

No related services, we do not own a landscape company, Security company etc…

Pay only for those services you need as you need them

 

No Per Door Costs PLUS $

We do not charge a per unit or door cost ranging from $10.00 to $55.00 per unit plus the pass thru costs as
above, we offer one fixed fee per year

 

No Administrative Costs For Office Services

These are services your in-house staff should do or CSI could do at reduced costs.

 

Organize Your Files And Records (7 Years History Required By Law)

 

v      This is a service CSI normally offers (We have a nationally recognized organizer on staff)

v      Most Property Management Companies have to go outside for this service or attempt to
provide the service however do not spend sufficient time in doing it correctly.

 

Auditing And Accounting Services

v      CSI works in conjunction with your or CSI’s CPA

v     Most Property Management Companies handle YOUR money, in their banks, ever wonder why?



WE DO NOT HANDLE YOUR MONIES!



Board of Directors Meeting Compliance

We will sit in on any Board meeting (When Requested) to assist in statute compliance

CSI doesn’t sugar coat, candy coat or fluff problems or issues, we tell it like it is. You, the BOD,
are running a business, would you like your broker to candy coat your stock investments?


Property Management Companies will attend but provide little constructive input as they fearful to
offend the Board of Directors due to loosing their contract.


Although we also would not like to loose a client, we would prefer to loose a non-responsive
community or one not abiding by statute, we are here to assist the BOD and the Community

 

 

Legal And Statute Updates

v      CSI will provide our contract clients with annual updates for their Community Manuals

v      CSI is not a legal firm (nor do we wish to be) but we can provide the information and
updated statutes for the Board of Directors review and consideration, if the new updates
affect the community:

v      The Board of Directors can elect to contact the Community Attorney or take whatever
      actions they deem necessary. Most Property Management companies
will not, as
      they take the position they are not attorneys, however they are not acting as
advisors 
     or providing community support either, 

                                    Some companies will, some don’t, WE DO!

 

Staffing Assistance  (We have our own Career Portal)

There are so called specialties (referral) companies that will assist you in finding you an on site
Manager or
related staff and any Property Management company will also do the same.

These specialties  (referral)
companies will charge the employee 3% to 7% of their annual salary in
advance on the date of hire; the Property Management Company will charge you, the Association
a 20% to 35% pass thru cost annually.

 

CSI provides two options:

 

Option A:          You may subscribe to our employment site at a flat rate per year, you may list as 
                         many jobs as you wish and review as many resumes as you wish for one full year. An     
                         excellent  method if your seeking a number of people or one specific person.

 

Option B:          We sit with your Board of Directors/Committee or whom ever the community wishes to  
                         conduct the search and not only assist you in locating the employee but define the
                         type of
and skill levels of employee you need. And if requested interview your
                         manager and staff.

 

With CSI you know the rates before you start.


Every step of the job is accounted for and listed in our proposals,

We can offer a contract on larger projects or fixed costs on specific evaluations

If WE make an error YOU DO NOT pay any additional time costs.

With CSI you, the Association have two choices:


You may hire CSI as your  Traditional Property Management Firm;

We will work with your Association, Manager and Staff, to provide the lifestyle you
are entitled to.

We have the resources to draw upon that most Associations do not.

You receive a proposal with costs for the year, 

You will know you renewal costs in advance should you elect to renew.

You will receive all statute updates as we receive them, we will suggest
seminars and classes to the BOD that are normally free and we provide on
going support.

You have the option of availing the Association to any of our consulting offerings
at a reasonable cost.

 

Or

 

You may hire us to start your community on the road to self management with our
 "Absolute" Management Format .


We will be available to assist your transition from managed to self managed

Assist in the selection of your on site staff at all levels (if requested)

Provide support when and where you need it

Consult with the Board of Directors as requested to make sure things are moving
forward in a positive motion. This can be in any configuration of time: daily, weekly,
monthly, quarterly etc… Based on your community's  needs and Board Decisions.

You may utilize any of our consulting services as you need them at specified costs:

When you what them and only those you feel you need!
