Pre-Hurricane Validation:
To review and document the overall condition of the community and the amenities, for the purpose of insurance claims, and for record documentation. Establish general property conditions, validate equipment, general conditions to support insurance claims
Hurricane Preparedness:
Development of Hurricane policies and procedures to protect the assets of the community and attempt to reduce damage potential, assist homeowners and residents in protecting their property take active measures to protect property
Hurricane Restoration:
Immediate response to conduct dry-in and immediate repairs as required protecting the community, speeding total restoration and minimizing detrimental effects to community living. Restoration of Landscape and Proactive Actions to return the community to normal as quickly as economically possible
Project Management:
Project Manager for immediate Hurricane remediation activities, develop scope of work, obtain bids, oversee on going activities, locate Engineers to validate work performed by outside Vendors and contractors. Co-validate those reviews and acceptances.
Reserve/Maintenance Review and Analysis:
A comprehensive review, documentation and cataloging of all Mechanical Equipment and Systems, Roofing, Grounds & Landscape and Drives, General Amenities, Interiors and Exteriors, Site Lighting and Security
Scope of Work and Contract Analysis:
Develop scope of work, initiate bid process, conduct pre bid meetings, conduct post bid meeting, Review contract pre attorney, post attorney, review contract with selected contractor, validate terms and conditions with selected Contractor
Monitor Contractor Activities, Schedule contractor activities, coordinate activities
and staging of work.
Ocean Side:
Aware of the corrosive nature of ocean side living, knowledgeable in all aspects of salt intrusion, corrosion, micro penetration of chloride ions in concrete, thermal shock on surfaces, interior damages, gasket failure around glass and related structures
Rehabilitation Of Property:
Replanting and structuring of new landscape, water features and irrigation systems, rehab of interior of building and structures, exterior and related areas, rehab of apartment units including plumbing, duct work, wall and floor finishes, water proofing of multi layer parking decks, mechanical joints, etc..
